The market is shifting – and it’s important to look historically to get a better understanding of the trajectory of the market. It’s important to remember that the pandemic was a once in a lifetime (WE HOPE) event that resulted in once in a lifetime scenarios: supply shortages, real estate boom, unprecedented interest rates… With that, let’s look more broadly to get a grasp on where we might be heading and what a normalized market may look like.
Assuming that rates do not drop back into the 3s or 4s, anticipate that we will head back toward 2018-19 market norms. With that, we will see pricing stabilized over time.
